Is it worth using a buyer's agent?
An agent can offer real value when it comes to valuing the property and securing the deal. A buyer's agent is a licensed Real Estate Agent and will save you time and help you secure a property at the right price, which may be a money saver for those who don't know what a property is worth and are susceptible to overpaying.
What is the difference between a Buyer's Agent and a Selling Agent?
A Buyer's Agent exclusively represents the Buyer and the Selling Agent exclusively represents the vendor (seller). A Buyer's Agent will look for the ideal property and secure it for the absolute lowest price and a seller's agent will sell the property and achieve the absolute highest price. If you do not have a Buyer's Agent representing you, the seller who has total representation will be best positioned to get the highest price.
Do you have access to property before it comes on the open market?
35% of properties purchased through MPG are off-market opportunities. Some of them are purchased directly from the Vendor. The team at MPG have established strong relationships with local estate agents who send them lists of off-market properties.
I do not have a lot of money. Can I afford to use a Buyer's Agent?
When you calculate the value of having a BA from MPG represent you, it will be evident that we are saving you money with the extensive research and analysis, looking at comparable sales and market data, to secure the absolute best price and terms and conditions possible. The fee is a very small investment in comparison to the savings you will make on your property purchase.
Do you guarantee you will find me a property?
Yes - as long as your buyers' brief is realistic. The search also continues until your perfect home has been found - our agency agreement has no time limit.
Do you find properties for Property Investors as well as Homebuyers?
Yes, at MPG, we look to identify positive cash flow properties, growth, and development potential. We help prevent you from getting stuck into the serviceability trap. All the properties we purchase for our clients have value that will increase the value (growth). This is all done through research and by analysing market indicators. We make the best educated decision for our clients.
Do you ever represent the vendor in selling a property?
Absolutely not, the Buyer has full 100% representation.
