A couple on a combined household income of $280,000 came to us maxed out. They owned their home and one investment in Melbourne's west, the investment was a dud, and they had no borrowable equity left. They could not buy anything.

The first thing we did was sell.In this video I walk through every decision. Selling the underperforming Melbourne investment in late 2022. Perth in January 2023 at $360,000 on a 10 percent deposit, now around $750,000. Townsville in April 2023 at $375,000, now around $680,000. A Brisbane property inside their self-managed super fund in 2024 on their adviser's recommendation. And Darwin in 2025, funded entirely from equity released out of the first two rather than fresh savings.

Then where it goes: selling the super fund property in 2036, converting it into a $3 million commercial lease investment, and reaching $309,000 of passive income by 2047.I also spend real time on the number almost everyone gets wrong. Their original target was $150,000 a year. The plan targets $309,000, because $150,000 twenty years from now buys what about $300,000 buys today. Most people name a retirement figure in today's dollars and never index it, and they don't find out until it's too late to fix.
